Battersea Power Station plans in for final 3.2m sq ft build

Plans have gone in to reshape the final 16 acres of the Battersea Power Station regeneration with up to 3.2m sq ft of development.

Studio Egret West has overhauled Rafael Viñoly’s original 15-year-old masterplan for the undeveloped half of the 42-acre riverside site.

The proposals will deliver a mix of housing, offices, shops, leisure and cultural space and nearly double the amount of development completed so far.

Instead of larger development blocks, the revised plan breaks future phases into clusters of smaller buildings threaded together by new streets, lanes, courtyards and passages.

New sightlines will open views towards the Grade II* listed power station while landscaping will create a “green handshake” across Nine Elms Lane to Nine Elms Park.

Plans also include a new cultural venue dubbed the “Third Generator”, bringing together arts, music, fashion, food, education and sport.

Detailed consent has already been secured for Phase 5A, where Battersea Power Station Development Company and Wandsworth Council plan to build 200 council homes. Construction is targeted to start in 2027.

Work has also started on Prospect Place South, where Sisk is building two Gehry Partners-designed blocks containing around 300 homes, 65,000 sq ft of commercial space and a 15,000 sq ft community hub.

Battersea Power Station Development Company chief executive James Saunders said: “The last decade has seen events like Covid-19 and digital integration into everyday life blur the boundaries between work, living and leisure time, all fundamentally changing how we interact with cities.

“Responding to this, our refreshed masterplan seeks to place community and connection at the core of Battersea Power Station.”
